Normal hours of operation at 3344 Peachtree are 7:00 a.m. to 6:00 p.m., Monday through Friday, and Saturday from 8:00 a.m. to 12:00 p.m. (Noon). Access to the Building at other times is monitored by the Building's security personnel and surveillance systems.
Many floors at 3344 Peachtree require building badges for elevator access between the hours of 6:00 p.m. and 7:00 a.m., Monday through Friday. All access is restricted after 12 noon on Saturdays, all day Sundays and holidays.
Guest of customers in secured floors and afterhours and weekend visitors must check in the security guard on duty to gain admittance to your floor. Customers will have to provide actual access to your suite.
Please notify the Property Management office immediately if there are any problems with the cleaning in your office area.
3344 Peachtree has standardized corridor identification plaques (suite plaques) for Customers that are ordered only upon receipt of written authorization of the exact lettering. In order to ensure proper identification at the time of occupancy, it is important to order the plaques at least 6 to 8 weeks prior to actual move-in. The Property Management office will provide an estimate for the cost of the plaque. All office signage will be produced and placed according to building standard.
The Building maintains a loading dock located on the rear of the building, accessed off of Tower Place Drive.
Please instruct all delivery services to use the loading dock and the freight elevator.
The main lobby entrances may not be used for deliveries.
The emergency exit corridors may not be used for deliveries.
All contractor and vendors that are scheduled to enter the buildings and property must have a current Certificate of Insurance on file in the building management office and be compliant with the building insurance requirements. If a valid certificate of insurance is not provided, Property Management has the right to deny access.
Delivery of furnishings and large equipment, which cannot be scheduled during regular operational hours, may be scheduled through the Building Management Office. Since security personnel must be present for these deliveries and operations, please allow at least 48 hours' notice for these special delivery and operation time.
Hours of operation are 7:00 a.m. to 6:00 p.m. Monday through Friday, and from 8:00 a.m. to 12:00 p.m. (Noon) on Saturday. If after-hours service is needed, please enter a work order at Commercial Cafe.Please note that there will be a charge for after-hours A/C according to your lease.
For adjustments to the temperature level in your offices, please have your office manager submit a work order.
Remember that the best way to improve security is for each customer to take an active role just as you would in the neighborhood where you live.
Make sure all doors to your offices are secured at all times.
Do not hesitate to report any suspicious or disorderly individuals to the Management Office (404-264-8400). Security will escort them from the building.
Solicitation is not permitted in the building, and any individual who enters your office for this purpose should be reported to the Management Office. They will be escorted from the building.
Immediately inform the Management Office of any building keys or access cards, which are lost or missing.
Complete After Hours Access Forms for all contractors, vendors and functions and provide to the Management Office in advance of each event for security and management notification 48 hours prior to activity.
Do not solicit or authorize unapproved vendors access to the property without notification to and approval of the Management Office.
Never hesitate to dial 911 directly in the event of an emergency. Please notify building management of any emergency situation after dialing 911 (Management Office 404-264-8400, After Hours 3344 Security 404-264-8409).
Security plays an extremely important role in the overall smooth operation of the building. Good security protects the building against carelessness, negligence, malicious mischief, theft, safety hazards, sabotage and fire.
3344 Peachtree maintains a security desk in the lobby of the building at all times. Officers will patrol the building and the customer floors. They are easily recognized by their uniforms. Our security personnel act as a deterrent to the would-be criminal, as well as enforce building regulations, maintain order and are on the alert for any unusual activities within the building.
As a theft preventive measure, each time you, one of your employees or your vendors or contractors remove any furniture, large material or equipment from the building, you will be required to notify the building management office.
In ALL cases where you have vendors or contractors (carpet cleaning, installation or computer equipment, construction contractors, movers, furniture deliveries, etc.) coming in after hours or on the weekends, you must submit a written request (via email or work order system) to the building management office stating who (name of the company and individual, if possible) will be coming, the date, and the approximate time. Also, give a brief description of what they will be doing. Request that the individual(s) have some form of identification to present to the guard on duty. Provide and confirm that a completed property insurance requirement "Certificate of Insurance" is on file with the building management office for the vendors or contractors.
On occasions security may need to escort an unwanted visitor from the building or to investigate a theft. The inconvenience caused by these situations can be minimized if the procedures above and on the following pages are observed.

The Mail Room is located on the 4th level of Tower Parking (TP-4), and may be accessed by utilizing the passenger and freight elevators. The mailroom contains the customer's mailboxes and the mail drop-off chute. Pick up and delivery occurs once a day. Pick-up and delivery times typically occur between 2:00 p.m. and 5:00 p.m.
FedEx and UPS service drop room is located adjacent to the motor court, in the parking deck on level 3.

Use this system to submit routine maintenance requests directly to the engineering department and to track the status of previously submitted requests. Simply click on the link below, enter your username and password.
Once you have logged into the system, the default screen is My Requests. My Requests will show your service requests for the last 30 days. You can change the time span shown to Anytime, Last 7 Days, Last 30 Days, Last 60 Days, or Last 120 Days.
There is also the option to create a New Request, Find Request (look up by work order number), and My Profile (update contact information, username, and password).
Completing a Service Request Form:
Click on New Request.
Your floor and suite number will automatically populate, unless you have more than one office.
Choose the appropriate Request Type.
Fill in the Details regarding the request. Please do separate requests for different Request Types. (i.e.: John Doe's office is too hot. Light out in Jane Doe's office.)
Click Submit and an overview of your work order will display.
Then click either Submit Another Request or Done.
Miscellaneous services such as painting, electrical and plumbing can be performed by building personnel for a fee. The maintenance staff is not able to assist in moving furniture, hanging objects or installing shelving due to liability reasons. Please enter a work order at Commercial Cafe to obtain an estimate for any work.
Please note that the expense of replacing fluorescent light tubing in standard fixtures is covered by the Building; however, any other bulbs or service to specialty lighting may be a separate charge to the Customer.
