Balcony Project Update

Scaffolding installation at the valet area and along Peachtree Road will begin next week and due to the complexity, the project will take multiple weeks to complete.  Please note specific dates below and impact to travel route:

October 22-October 25: Valet Area Extension Install from 10:00pm-6:00am

**Building ingress/egress from Tower Place Drive will be unavailable during the aforementioned time frame. Please enter the property via Peachtree Rd or Buckhead Loop (via Parking Garage Level P1).**

October 21-November 8: Peachtree Rd Install from 10:00pm-6:00am

**Peachtree Rd installation will not disrupt traffic flow.***

October 28, 2019: Scheduled date to begin Capital City Drive scaffolding extension for additional overhead protection

Balcony Project Update

Peachtree Road scaffolding has been postponed and is scheduled to resume within the next two (2) weeks. All work will take place after regular business hours and will not disrupt traffic flow.

Upcoming Tentative Dates (Subject to Change):

October 12, 2019: Four (4) trees in median of the valet area will be removed from 7:00am-9:00am in preparation for the overhead protection extension.

October 28, 2019: Scheduled date to begin valet area/Capital City Drive scaffolding extension for additional overhead protection.

September 23, 2019

Scheduled Noise Impact Test

To demonstrate the noise impact for the upcoming balcony repairs, the construction team will be conducting a scheduled noise impact test on the lowest balcony, Floor 28, Monday, September 30, at 4:00pm. The work they are conducting is classified as the “noisiest” scope of work, which is demolition. Noise will occur for approximately one (1) hour.

Once the scaffolding installation is complete, the construction team will begin the repair work starting on Floor 50 and work their way down the building. See attached for the revised drop plan and schedule of work.

September 17, 2019

Valet-area scaffolding installation will occur tomorrow, Wednesday, September 18, and Thursday, September 19, from 5:00am-11:00am. On these dates and times, one lane of ingress/egress will be closed, and the parallel open lane will become two-way. Security officers will be present to assist with traffic flow.

Scaffolding on the Capital City Drive (South City Kitchen entrance) sidewalk will also be installed this week, but will not interfere with traffic.

September 13, 2019

Due to city noise ordinance restrictions, the valet area scaffolding installation timeline has been extended. Installation will occur tomorrow, Saturday, September 14, from 7:00am-11:00am. Note that during this time, building ingress/egress from Tower Place Drive will be unavailable. Please enter the property via Peachtree Rd or Buckhead Loop (via Parking Garage Level P1).

Installation may also occur next week (September 16-September 20). Once a definitive timeline for next week is determined, that information will be shared with you.

September 23, 2019-September 27, 2019: Capital City Drive Scaffolding Install

September 30, 2019-October 4, 2019: Peachtree Rd Scaffolding Install  

**Building ingress/egress from Peachtree Road will only be available for Parking Level P2 during the business day for the Capital City Drive scaffolding install. Alternatively, please enter the property via Tower Place Drive or Buckhead Loop (via Parking Garage Level P1). There should be no traffic impact for the Peachtree Rd install.**

During scaffolding installation, security officers will be present in high-traffic areas to assist with traffic flow.

September 4, 2019

Thank you for joining us for the town hall meeting last week. We hope you left confidently understanding the project that the building will soon be undergoing. We have also compiled a list of frequently asked questions for your reference. Should you have additional questions, please do not hesitate to contact us.

FAQs:

When is this project expected to be completed?

  Approximately two (2) years

•Who should I contact for questions and/or concerns?

•What are the working times for this project?

  Monday through Friday, from 8:00am to 6:00pm, and Saturdays as needed for weather make-up days

•How will the overhead protection be different from the previous scaffolding?

  The overhead protection will be taller and wider than the original, and will have LED lighting throughout.

•Will there be overhead protection over the valet/driveway area?

  Yes – Overhead protection will be installed, but will not effect the flow of traffic. The protection will be 21’ tall with a 15’ clearance height.

•Will we hear sound?

  Yes – There will be sound while work is being performed. There are multiple variables that will determine the level of sound you hear. Some of these variables can be what floor you are on, what side of the building are you on and the current position of the contractor.

•How many floors will the sound travel?

  The floors that will be most impacted are located up to eight (8) floors away from the work taking place. As a reference point, the first balcony is on Floor 28.

Dear Valued Customers,

As we have recently informed you, the scaffolding along Peachtree has been taken down and will be replaced with enhanced overhead protection. The initial phase of this project was to investigate and re-design the condominium balconies from Floor 28 to Floor 50. The contractor has since been selected and a schedule determined. In both the initial phase and the current phase, it was and is imperative to have overhead protection in place for pedestrian safety.

The new system is expected to be installed on the Peachtree side of the building this September and will be wider and taller than the previous scaffolding. We expect the new overhead protection to remain in place for approximately 24 months while balcony renovations are underway.

A forthcoming town hall meeting with additional information will be held for all customers mid-August. Once the meeting information is confirmed, notification will be sent.
